SUBSIDY DATE:

INSPECTIONS:
(FOUR IN TOTAL - COPIES TO BE GIVEN TO CAMPBELL RIVER FIRST NATION OFFICE FOR MEMBERS FILE)

SITE INSPECTION:
To ensure that the house/trailer chosen by participants can be built on the chosen lot. The house/trailer being built should line up with those situated along that street.
FOUNDATION INSPECTION:
- Foundation footings and walls drain tile and drain rock in place, ready for back fill.
- This inspection is important, as you will require this to get home insurance.
FRAMING AND INSULATION INSPECTION:
- Frame construction is basically in place.
- Ready for drywall stage.
- Roof, windows and doors, wiring, plumbing and supplementary heating.
- Siding should be completed.
EXTERIOR:
- Deck exterior stairs and railings, furnace and supplementary heating.
- Lawn planting and exterior paint may not be completed due to weather conditions.
FINAL INSPECTION:
- Everything should be completed including appliance installations and final grading.
- Lawn planting and exterior paint may not be completed due to weather conditions.
BANK MORTGAGE:
The individual First Nation Member obtains a mortgage through their bank, a letter of intent is given to the First Nation Member, and the financial institution will issue the letter of intent and loan application form to the Campbell River First Nation Office.
The Campbell River First Nation Office will then start the paper work for the Ministerial Guarantee. This should take anywhere from six weeks to six months. If subsidy is applied for at the same time it will take longer.
SUBSIDY:
IN ORDER TO APPLY FOR THE SUBSIDY THE FOLLOWING IS NEEDED:
- Land status check (Campbell River First Nation Office will apply to INAC for this)
- Environmental assessment (Campbell River First Nation Office will do)
Management plan should include the following:
- Location (Encumbrance Check)
- Scope of work (Contract with builder, mobile home purchase)
- Project substantiation
Schedule (Start and Completion):
- Inspections (as stated above)
- Reporting
- Funding (Capital housing, Campbell River First Nation member equity, loan guarantee)
THE SUBSIDY WILL BE PAID OUT AS FOLLOWS:
MOBILE HOME:
The cheque will be make out to the builder, or to the builder’s company once they have spent up the amount of the subsidy on the construction of the home and the Campbell River First Nation member authorizes the Campbell River First Nation office to pay it out to the builder.
CONSTRUCTION OF A NEW HOME:
The cheque will be make out to the builder, or to the builder’s company once they have spent up the amount of the subsidy on the construction of the home and the Campbell River First Nation member authorizes the Campbell River First Nation office to pay out to the builder.
WATER AND SEWER:
Campbell River First Nation Members will arrange to have the water and sewer hooked up through a backhoe to their property. It is the Campbell River First Nation member’s responsibility to fix or repair the lines running from their homes.
HYDRO:
Campbell River First Nation Member must arrange for the hydro hook up at their own expense.
CULVERT:
The Campbell River First Nation Member will only receive one culvert for his/her driveway.
LANDSCAPING:
It is the responsibility of the Campbell River First Nation Member to make improvements to their lot and or landscape the lot at their own expense. This landscaping should be completed within one year of moving into the home.
HOME INSURANCE:
On completion of the construction of the home, it is up to the Campbell River First Nation Member to insure the home with first loss payee as either chartered bank or credit union if mortgaged. On completion of the home with no mortgage, it is up to the Campbell River First Nation Member to insure the home.
REGISTRATION:
A mobile home can only be registered in the Campbell River First Nation Member’s name.
Once a mortgage is paid in full, a Certificate of Possession will be processed/issued.
